We start by scheduling a call to get your goals, if one or more of our properties meet your needs, we’ll walk you through the entire process from pre-purchase and beyond. It doesn’t matter if you want to use Cash, Residential, Commercial or Self-Directed IRA or some other financing option — we can help make it happen!
How does your process work?
What should I expect prior to closing?
While the title company gets everything ready to close you’ll want to set up insurance on the property. We will provide you with the name and number of a company that handles policies for most of our personal rentals. Totally up to you if you want to use them or not. Our property management company will also get everything set up for you to receive your rent checks (mailing address, etc.)They will also send you a copy of the tenant lease agreement. That’s about it!
Do you work with property management companies?
Do we work with property management companies? Of course we do! We work with a few great companies and will refer them to you upon request.
How does property management screen tenants?
Our leasing managers perform background and credit checks for each applicants, they also call prior landlords to get referrals and check any history from prior companies. We also provide the tenants with education on basic home care and and online tenant portal services.
Where are your properties located?
What areas do we offer? Each clients cashflow goals are different and that can change the location options but generally we aim for class B, and C trending to B areas, we find these properties have the most cashflow with high demand of qualified tenants.
What types of properties do you sell?
We sell, Single Family, Duplex, Triplexes, Fourplex and 50 unit or smaller apartment complexes.
